We successfully execute preconstruction services agreements across many of our projects both in the UK and Ireland. We develop very technical project execution plans at Preconstruction/Tender stage to ensure that we understand the project risks, constraints, and opportunities in detail.
Through Phasing and 4D models, we can accurately demonstrate the buildability of any project and the step by step approach we will undertake.
Our preconstruction team begins by developing a detailed Design, Procurement, Construction & Commissioning programme for your project. Depending on requirements, this is usually developed using Asta Power Project software.
All programmes are logically linked, and resource loaded. We then create critical path analysis, resource histograms and line of balance analysis.
Utilising Revit, SketchUp and Dynamo we can adapt existing 3D models or create 3D models in-house from scratch at preconstruction stage. By linking the models to our proposed construction schedule, we are able to generate a 4D construction sequence of the proposed construction plan.
This allows us to visually demonstrate to our Clients, Design Team and key subcontractors how we intend to successfully deliver the project and optimise project timelines.
At Preconstruction stage we use our 3D models to determine what is the best method of construction for the substructure, frame & envelope. We will review if prefabrication is an option by carry out a cost benefit analysis. Such prefabrication methods as precast frames, precast cladding, pods, unitised façades can all limit time and rising cost risks. We carry out constructability reviews of the design to ensure that the current method the most economical and efficient method of construction whilst also testing alternative scenarios such as phasing options, component assemblies, site logistics, temporary works alternatives and associated costs.
One of the key elements of any successful construction project is a comprehensive logistics plan. This can inform the type of frame that is on the project, whether there is room on site for articulated deliveries or just rigid trucks. Our 3D modelling workflow allows us to accurately plan the positions and movements of cranes, mobile plant and traffic within and around the site. The 3D logistics plan is a very useful tool that also allows us forsee potential issues in advance and it helps quickly and efficiently progress licencing agreements with local authorities. The logistics plan forms a key part of our Considerate Constructors plans and allows us to explain to local residents how we intend to manage deliveries on the project.
During preconstruction stage we will develop the design in conjunction with the Design Team. The design will take account of the construction methodology thus avoiding coordination issues on site between frame, envelope, M&E and finishes. The majority of projects are coordinated through Revit which allows us to detect clashes quickly and avoid potential cost risks.
We will manage the design programme and close out of any pre-commencement planning compliance conditions during the Preconstruction stage.
From the outset of the Preconstruction stage, we will develop an initial high level cost plan. Once agreed we will guide and manage the Preconstruction process to ensure that the agree budget is achieved. Once design has been brought to a stage 3 level, we will develop a detailed cost analysis along with value engineering proposals for the Clients Team to review.
During this process we will develop a risk register for Time, Cost, Quality, Environmental, Health & Safety. This risk register will allow to manage certain risks do they don’t have a time or cost impact on the project.
Combining our Building Information Modelling (BIM) with our construction project timeline and project data, we can leverage 4D construction modelling to drive significant value for our clients.
This process allows for the visualisation of sequencing including staging, which gives the advantage of heightened accuracy and communication within the entire team.
